Here’s Our Top 7 Ways to Search For Space:

1) Online Listing Databases

Easy to use, but limited or filtered info. These sites scrape and display commercial listings—great for browsing, but beware: not all available spaces show up, especially those that require a paid placement.

Pro Tip: Don’t want to get spammed by every broker in the valley? Use my contact info when required—just give me a heads up so I can forward any responses to you.

  • LoopNet(FREE) The “Google” of commercial space searches. Big reach, but only shows listings landlords pay to advertise. You’ll miss anything unpaid.
  • CoStar(PAID SUBSCRIPTION) LoopNet’s backend for industry pros. It shows everything, including off-market and non-paid listings.
  • CREXi(FREE) Fast-growing competitor to LoopNet.
  • OfficeSpace.com(FREE) National platform with a clean interface.
2) CRE Brokerage Websites

(FREE) Quality info, but only shows their listings. These are your best bet for accurate, up-to-date info—especially if you’re cross-referencing options found elsewhere. Check available listings from:

3) Landlords

(FREE) If you’re on good terms with your current or previous landlord, don’t hesitate to ask if they have other space available. Some of the best deals never hit the open market.

4) Your Network

(FREE) Sometimes, a founder friend or investor connection can turn up a hidden gem. Just tread carefully—real estate can get personal, and missteps here can complicate relationships.

5) Driving The Market

(FREE) Old school, but still effective. If you’re targeting a specific neighborhood or corridor, driving through and noting “For Lease” signs can uncover real-time opportunities. Just don’t assume the sign is current—always verify.

6) Coworking/Flex Space

These options are great if you need speed, flexibility, or temporary space without the commitment of a traditional lease.

7) CRE Broker

A commercial real estate broker can give you access to all of the above + more. But not all CRE brokers are the same… let’s break it down:

  • Listing Brokers – Hired by the landlord to lease their property. They represent the landlord – their fiduciary duty and loyalty are to getting the best deal for the landlord.
  • General Brokers – They may mean well, but without a clear agreement, there’s no obligation to represent your best interest. They align with the deal (they represent) and potential commission. No alignment = poor outcomes.
  • Your Expert Advisor – This is what we do. We represent YOU—with a fiduciary duty to act in your best interest, not the landlord’s. You get full access, insider insights, and strategic guidance based on your goals.

  • TenantBase (FREE – Requires a Profile) Getting lots of marketing hype in the brokerage community.
  • VTS Marketplace(FREE) Mostly geared for landlords. Still early-stage for tenants.
  • Craigslist(FREE) You’re likely to come across creative one-off, smaller space listed by “mom-and-pop” type landlords, brokers, or property managers.
